Coldwell Banker Rental Management Services specializes in the management of both furnished and unfurnished properties; our portfolio includes condos, townhouses, houses and small complexes. We serve the Greater Victoria area, including Sidney and the Western Communities.
Our property management team consists of our 3 licensed property managers, Nicolas Belisle, Jesse Sawyer Personal Real Estate Corporation and Bobbi Mills. With combined experience of almost 40 years in property and strata management, we have acquired direct knowledge of repair needs and have established strong working relationships with a variety of reputable tradespeople. Our capacity to work as a dedicated team, with our combined knowledge, skills and years of experience gives us the leading advantage in ensuring that the maintenance of your property is carried out effectively and economically.

Finding the right tenants
The process begins by marketing your property through Facebook Marketplace, Craigslist, UsedVicoria and other media avenues.
Our tenant application process thoroughly screens tenants with credit checks, rental and employment reference checks and direct personal interaction in order to find quality tenants.
We strive to achieve superior standards of customer service towards our tenants resulting in longer tenancies and fewer vacancies.
Maximizing rental market values
By capitalizing on such resources as Canada Mortgage and Housing Corporation Coldwell continually analyzes and monitors the rental market using the most up-to-date information and statistics. This, in addition to vigilant monitoring of our competitors, allows us to maximize market rents and achieve optimum revenues from your property.

The Keystone of our management philosophy lies in regular property inspections and proactive maintenance rather than crisis control. By resolving minor issues at their onset, we can prevent further damage and avoid costly repairs.
Our Tenant Placement Services are intended to help property owners who plan on fully managing the day-to-day operation of their property but simply do not have the time needed to commit to doing all the activities involved on finding new tenants.. These range from advertising, to showing the rental unit to prospective tenants, and completing the required documentation. Our Tenant Placement Services offer licensed professional property management to fulfil these tasks and complete the appropriate contracts.

Nicolas Belisle, Property Manager
Nicolas comes to Property Management with a diploma in Business Administration from the University of Victoria and with both the Rental Property Management and Strata Management Licensing Courses from the Sauder School of Business at the University of British Columbia.
Nicolas’s career in the Property Management industry began with Devon Properties LTD in 2000.
Starting as a building manager, he quickly moved into more responsible positions in the company. After becoming a licensed Property Manager, his successful organization and management of the single family unit department led to a management portfolio of close to 1200 rental units, and the supervision of 20 building managers.
After 12 years with the company, Nicolas left for the opportunity to start his own property management division with JONESco Real Estate Inc. Always looking to challenge himself, Nicolas continues to further his education and knowledge of the industry.
Jesse Sawyer Personal Real Estate Corporation, Property Manager and REALTOR®
A firm believer in putting people first, Jesse brings strong skills in negotiation, conflict resolution, people and project management, and sales to his role. His background as a Strata Manager gives him the experience necessary to oversee anything from single family houses to multi-unit buildings.
Jesse’s career in Real Estate began in 2014 with Firm Management, assisting Strata Councils of all sizes in the maintenance and smooth operation of their buildings.
In 2018, Jesse left Firm Management on good terms to pursue a career in the related field of Rental Property Management. Jesse currently manages a portfolio of rental units in the Greater Victoria Area as a partner at Coldwell Banker Rental Management Services, and practices as a licensed REALTOR® as well.
Bobbi Mills, Property Manager
Bobbi brings over 15 years of Property Management experience, including 14 years of owning and managing her own properties. With a focus on building professional relationships with both owners and tenants, she has a strong background in customer service and is known for being a problem solver. In addition, Bobbi is adept at organizing and upgrading systems to be streamlined and effective.
After working with Pemberton Holmes as a Property Manager’s assistant, she went on to purchase and personally manage a total of 9 rental units. She then attended the UBC Sauder School of Business for Property Management, and was licensed through the Financial Services Authority of BC.

“When I engaged the services of Nicolas in 2017, I found a trusted partner that I can rely on 100% to manage my rental property with dedication, experience and competence.
I contacted Nicolas when I found myself unable to cope with a difficult tenant who had just moved into my rental property.
